Background

The Pivotal Fund Ltd (“Pivotal”) was incorporated in 2005 as a public company to function as a “property holding” vehicle for the various joint ventures and partnerships within the Abland property development group. Pivotal began trading in 2009, and a property fund that invests in Greenfields developments and completed rental producing properties, and maintains a portfolio with a spread of A-grade properties situated in prime locations and leased by quality tenants.

Objective

The investment objective of Pivotal is to create wealth for the shareholders by optimizing the net rental and capital growth through holding and growing a portfolio of low risk, A-Grade properties. The fund focuses on maintaining the value of its properties through constant maintenance and upgrades, optimal tenant mix, and low vacancy levels. Pivotal will initially be unlisted. However, the intention is to make application to list on the main board of the JSE in due course, provided that Pivotal’s property portfolio and the prevailing market and economic conditions are conducive for a listing at that time.
